The pandemic may have slowed down building works across the region, but it hasn’t managed to spoil the plans for these downtown Orlando construction projects.
As the Orlando metropolitan area continues to enjoy both population growth and job growth, the heart of the City Beautiful has attracted more than $1.5 billion of developer investment in the form of new apartments, office buildings, and retail projects.

Estimated completion: Summer 2022
Recently scaled back from a 719-unit, three-tower project, Society Orlando will now feature 494 units in two towers. Formerly known as X Orlando and Golden Sparrow, the project has been billed as the largest apartment development in downtown history. Construction on the project at 434 N. Orange Ave started back in March.
Orlando Magic Sports & Entertainment District (SED)
Estimated cost: in excess of $500 million
Estimated completion: 2022
This proposed 8.4-acre sports and entertainment district on the Central Boulevard lot across from the Amway Center will reportedly include:
– a 300-room hotel
– 420,000 sq. ft of office space
– a 70,000-sq. ft, three-level, multipurpose entertainment and event venue
– 100,000 sq. ft of restaurant and bar space, and
– an open-air plaza with digital media, water features and community gathering spaces.
Estimated cost: $140 million
Estimated completion: TBC
Set to become the tallest building in Central Florida, the 41-story Zoi House will stand at the southeast corner of Orange Ave. and Livingston Street and clock in at around 467 feet tall.
It will reportedly feature 300 residential units on 24 floors, a 697-car parking garage, 130,000 sq. ft of office space, and 10,000 sq. ft of ground floor retail.
AC Hotel by Marriott
Estimated cost: part of the $125 million SunTrust Plaza at Church Street Station mixed-use tower
Estimated completion: January 2021
As part of the newly constructed SunTrust Plaza at 225 South Garland Avenue, the AC Hotel will feature 180 modern guest rooms, two board rooms with floor to ceiling windows and, most notably, the Skybar Terrace offering panoramic views of downtown.
Vive on Eola
Estimated cost: $24 million
Estimated completion: 2022
Located at 205 S. Eola Drive in the heart of downtown Orlando’s Thornton Park district, the 12-story Vive on Eola is proposed to feature 3,700 sq. ft of ground floor retail, 13,500 sq. ft of office space and 120 micro-units, ranging in size between 300–500 sq. ft.
Each micro-unit would include granite countertops, stainless steel appliances, washers and dryers, pull-down beds and more. Other amenities slated for the tower are a gym, common grilling area and a roof deck lounge.
